FOOD SERVICES CONCESSIONAIRE

The Appalachian Wildlife Foundation (“Foundation”) seeks proposals from interested, qualified, and experienced firms (“Respondents” or “Concessionaire”) to provide exclusive food services at Boone’s Ridge in Bell County, Kentucky. The 12,000-acre Boone’s Ridge is being developed as a national tourism destination that will transform the Eastern Kentucky region. Within the attraction is an 11,050 square-foot primary food and beverage facility including kitchen, buffet service area, indoor dining room with 205 seats, outdoor covered patio with 100 seats, and storage space. In addition to the primary F&B outlet, there will also be a snack bar adjacent to a petting zoo and playground. The operation of both outlets is the subject of this RFP.

Responses to questions will be provided electronically directly to the requesting party for any general communications received. Any requests for clarification or questions regarding the RFP will be posted on the Appalachian Wildlife Foundation’s website at appwild.org/rfp. It will be the responsibility of the Respondent to review the website for potential updates prior to submission.

FAQs

Will other financial arrangements be considered? (Management fee, Hybrid?)

Yes.  We will select the proposal that best integrates with our business model.

Starting commissions are stated at 20%, will lower offers be considered?

Yes, with a subsequent increase to 20% in year four.

Will tickets be inclusive of F&B? 

No.  Food & Beverage is not included in admission fee.

Are tickets pre-sold, or can they be purchased on-site?

Both.


Is it expected that the buffet be open during all operating hours?

No.  Target hours are 11:00AM to 1 hour prior to Boone’s Ridge closing time.


What is the projected frequency for school lunches and internal catered events?

Very infrequent and negotiable in contract terms.


Is there an asset list that was created detailing the items anticipated in the estimated operator’s investment?

How will food and beverage be handled at the hotel?

Under a separate agreement.


What are the reasons behind not offering social events/catering?

Such on-site events would be a logistical challenge and are not compatible with the desired guest experience.  We are considering including an isolated “event venue” in phase three.


Is there a labor union anticipated at this property?

Is it possible to activate other F&B locations throughout the guest journey? (carts/kiosks) This may be more of a phase three alignment.
